Our Commitment

The design of the PPS Centurion Square offices is governed by Environmentally Sustainable Principles epitomizing the owner’s commitment to environmentally sustainable design. Environmentally Sustainable Design strategies, geared towards improving the buildings’ sustainability performance, have been explored and are being implemented accordingly. Both Phase 1 and Phase 2 office buildings are currently targeting a five star Green Star SA rating in accordance with the Green Building Council of South Africa’s Green Star SA Office Design v1 rating tool. LMC Green Consulting (Pty) Ltd has been appointed as the lead Green Building Consultant for the project.

The building envelope will consists of insulated concrete roofs, brick walls and most importantly, large spans of high performance glazing. This high performance glazing, coupled with large scale shading devices installed strategically around the buildings will not only reduce the buildings’ heat gain from the sun, but will also provide daylight glare control solutions geared towards enhancing occupant comfort.


High efficiency luminaires will be installed throughout the buildings, allowing for reduced lighting power densities and significant energy savings. Motion sensors will also be installed throughout the office Usable Area in order to ensure that energy is not unnecessarily wasted if building occupants are not present. Lighting with corridor function will be installed in basement parking levels. The corridor function allows for light fittings to dim to 20% output if no motion is detected, resulting in considerable energy savings while still providing added security for building occupants. 

Grey Water Treatment

Water saving was aggressively targeted and considered to be of upmost importance. Water efficient fixtures such as dual flush toilets, waterless urinals (80%) as well as low flow shower heads/taps will be installed. A grey water treatment plant coupled with rainwater harvesting system has been designed in order to reduce the potable water demand associated with building operations. Water from the hand wash basins and showers (greywater) will be collected and directed to a pre-screen where all foreign and non biodegradable objects will be removed. This water will then be further treated using an Aerobic treatment process before being stored in the grey water tank. The collected grey water will then be used for landscape irrigation purposes.Water from the roof levels will be collected, pass through a first flush unit that will remove all solids (if present) and will then be discharged into a series of rainwater harvesting tanks. The captured rainwater will then be treated and used for toilet and urinal flushing as well as to serve the car wash area and refuse area (for washing purposes). In the event that there is insufficient rainwater in the tanks, a feed from the municipal water supply will supplement the rainwater tanks’ water levels.


It is a known fact that the use of motor vehicles in general and the use of private cars in particular, are responsible for many forms of pollution. Global warming is directly affected by the burning of fossil fuels that in turn lead to greenhouse gas emissions within exhaust fumes. Green Star SA rewards the reduction in automotive commuting by discouraging it while simultaneously encouraging the use of alternative transportation. PPS Centurion square is in close proximity to excellent public transport nodes such as bus, rail (Gautrain) and taxi (Metro bus, Putco and minibus taxis). The design of the PPS Centurion Square office buildings has mandated that a minimum of 5% of all parking bays are to be dedicated for fuel efficient vehicles (such as hybrid vehicles) as well as a further 5% dedicated to motorbikes/scooters in order to promote fuel efficient transport. In addition, special provision has been made to accommodate cyclists’ needs. Cyclist facilities including accessible showers, changing facilities and secure lockers will be provided for 6% of building staff. Visitor bicycle parking will also be provided in close proximity to a major public entrance to the building ensuring good natural surveillance.
